As all the appraisers are unfortunately aware your independence and fees are in jeopardy. For the past year knowing that the HVCC was coming my firm has been locating AMC's to work with and jumping through hoops to get on there approved lists to receive appraisal work. Now these AMC's are supposed to be a random pool of appraisers for the lenders to use via the 3rd party anonymous ordering system. So when a AMC tells you "Your application is received and we will be in contact with you if we need additional coverage in that your area." or "We already have sufficient coverage in this area please check back for openings." is this fair, is this random ordering? or is it a monopoly to the larger appraisal shops who can pump out cheap and fast appraisal work lowering fees to get the orders from the AMC's and all the local small shop fee appraisers disappear?
So what is the reaction of the HVCC to the appriser. Please add comments on how anyone is making out in this market with the changes.
